Other Services

As well as the usual assessment and investigative reports, APS also offers a range of additional services that are often required by purchasers and developers.

Mine Search Reports

APS can arrange Desktop Mining Reports for properties throughout the South West. Sometimes these are referred to as Metalliferous Mining reports or Archival Mine Search reports.

Mining reports are considered mandatory for mortgage and insurance purposes for property conveyancing in old mining districts. These mining districts often cover larger areas than you might expect, with mining having occurred in Cornwall, Devon and Somerset over several hundred years.

If a property is shown to be at risk from subsidence or contamination due to historical mining activity, APS has the resources and experience necessary to assess and advise on any such problems. If any mine workings are found, the next stage would be to assess the risk with an appropriate Chartered Buildings Professional (e.g. a Chartered Structural/Civil Engineer). Occasionally a full drilling investigation may be required.

 

Footings Inspection

Local authorities will sometimes require that a client carries out an inspection of the foundation trenches prior to building works commencing.

footingsThis involves an examination of the completed excavations by a Mining Geologist to ensure that the trenches have not been excavated across old mine workings. A concise factual report is then produced for submission to the appropriate authority.

 

 

 

Structural Surveys

Where a property is deemed at low risk from mining subsidence, it is often appropriate to have a Structural Survey rather than a drilling investigation. Structural surveys can cost as little as 15% of the cost of drilling a property.

subsidenceAPS can arrange for detailed structural surveys and arrange for any additional works that may be required to assess the property.

If you instruct a Structural Survey yourself, it is worth ensuring that the person you choose has the appropriate Chartered qualifications for assessing the structure of a building. APS only uses Chartered Buildings Professionals for this type of work.

 

Water Interest Surveys

APS can carry out Water Interest Surveys where required by your Planning Conditions.

Detailed reports with appropriate plans are produced.

Flood Risk Assessments

flood riskOutline Flood Risk Assessments are provided as part of our Phase 1 environmental reports. This is a very cost-effective way to assess the risk of flooding to a site.

To avoid undue costs, clients are advised not to go straight in and order a Detailed Flood Risk Report unless the Phase 1 identifies a potential risk.

If a flood risk is identified, APS can then arrange for a full, detailed risk assessment to be carried out.

Archaeological Surveys

APS can arrange archaeological assessments and watching briefs using highly qualified archaeologists.

Although some archaeologists feel that the latest guidance notes are actually detracting from the quality and scope of archaeological surveys being produced today, the Planning Policy Guidance notes, PPG15 and PPG16 are the current guidelines to follow.

Developers often find archaeological surveys to be 'un-beneficial' and 'costly', and so will sometimes opt for the lowest quote to get a speedy report, but a proper survey carried out by professionals will help to protect our heritage and can even help the developer avoid costly consequences for failing to protect important sites.

Having archaeological remains on a site does not prejudice any development; in most cases it simply means that it needs to be recorded before the works continue.

Other Site Tests

Testing can also be arranged for further ground information, such as for soak-a-ways, CBR (ground bearing capacity), etc.
