Associated Property Solutions is often called on to produce reports for specific Planning Conditions required by the Local Planning Authority.

Typical conditions relating to the services we offer are:

“Before the development hereby permitted is commenced, a scheme to deal with any instability of the ground shall be submitted to and approved in writing by the local planning authority. The scheme shall include on-site investigations and an assessment to identify the extent of unstable ground and the measures to be taken to avoid risk to buildings when the site is developed. The approved scheme shall be fully implemented and completed before the devlopment hereby permitted is first occupied.

Reason: In the interests of public safety and the residential amenities of future occupiers. ”

The scheme shall include on-site investigations and an assessment to identify the extent of contamination and the measures to be taken to avoid risk when the site is developed. The approved scheme shall be fully implemented and completed before the development hereby permitted is first occupied.

Reason: In the interests of public safety and the residential amenities of future occupiers. ”

These conditions would both require a Phase 1 report to provide an initial assessment of the site to identify the risk of contamination and the risk of mining subsidence. If potential problems are found, such as old mine workings or contaminated land, then further reports may be needed to satisfy the conditions.
